Palmview means Harmony, and Harmony puts a clock on your driveway. The estate’s guidelines expect the driveway completed within 30 days of handover, and undecorated grey broom finish concrete is not permitted. Read together, those two lines say: choose a decorative finish, and have it organised before you get the keys. Most of our Palmview work is booked from the plan for exactly that reason.
Beating the 30 day clock
The sequence that works: quote from the site plan while the house is at lockup, covenant approval lodged with the driveway location, width and materials shown as the guidelines require, stone blend confirmed on sample, and the pour scheduled against the builder’s practical completion date. Done in that order, the driveway is washed, cured and sealed with the deadline never in sight. Done after handover, the same job is a scramble. The quote form takes plan-stage enquiries; earlier is genuinely easier.
What Harmony households choose
Harmony’s palette leans light: coastal renders, white trims, landscaped verges. The estate’s driveways follow, with sands, pearls and soft grey blends from the library doing most of the work, and the odd charcoal pour anchoring a darker facade. Alfresco slabs are the suburb’s other staple; Harmony backyards are compact and hard working, and an exposed aggregate alfresco in the same blend as the driveway makes a small outdoor room feel finished.
Ground and the guidelines’ fine print
The estate sits on flat, engineered coastal plain between the motorway and the conservation park; ground preparation is straightforward but never skipped, per the finish standard. Harmony’s guidelines carry their own details, driveway locations tied to the plan and continuous pours where the footpath crosses, and they vary by release, so the wording that binds your lot is the wording in your own documents. We read them before the quote so the estate’s requirements and the written price agree with each other. Rates: $135 to $150 per m2 for driveways.
Sunshine Coast Council and the crossover in Palmview
Sunshine Coast Council runs a two tier system for the crossover, the strip of driveway inside the road reserve. A crossover that satisfies every item on the council’s self-assessment checklist needs no permit: check, build to the standard drawing, done. One that misses any item, wrong width, too close to a pit or pole, non-standard geometry, needs the council’s written approval before any work begins, and the application fee is set by the council each financial year.
Two details matter for this site’s work in particular. First, the council’s accepted urban crossover materials expressly include coloured and exposed aggregate concrete, so the decorative finish can run unbroken from the garage to the road edge; raised stamped patterns are not accepted. Second, replacing or modifying an existing crossover counts as construction, so a driveway renewal that changes the crossover’s profile, surface or dimensions is assessed the same way a new one is. The judgement call on which tier your job falls into is made at the site measure and put in writing on the quote.
