Palmwoods is the hinterland at its most liveable: a proper village centre, streets of character homes under big trees, and acreage properties folding into orchard country at the edges. Driveways here work under canopies and along longer runs than the coast ever asks, and both facts favour a washed stone surface over anything plain or pale.
Under the trees
A Palmwoods driveway lives with leaf litter, tannin drip and the moss shadow that follows shade. On plain concrete that life accumulates as permanent staining; on a mid-tone washed blend it simply disappears into the texture between rinses. The river and warm grey families in the stone library are the suburb’s natural fit, sitting comfortably against timber homes and green gardens while hiding what the canopy drops on them.
Longer runs, acreage thinking
Village-edge and acreage blocks bring longer driveways, and length changes the engineering conversation: joint layout across the run, crossfall that sheds storm water sideways before it can travel, and honest staging of larger pours. Length also changes the budget arithmetic, so many acreage owners pour the full run in plain structural concrete and finish the visible apron, turning circle or entry in exposed aggregate; a sensible hybrid we quote as one job.
Ground and the village grapevine
The ground is hinterland loam over clay, holding moisture through the wet season and asking more of base preparation than sand does; it is a solved problem, handled at the measure. Palmwoods being Palmwoods, most of our work here arrives by word of mouth from a neighbour’s frontage, which suits us, because an even reveal is the best advertising this trade has. Rates are published: driveways and patios $135 to $150 per m2.
Sunshine Coast Council and the crossover in Palmwoods
Sunshine Coast Council runs a two tier system for the crossover, the strip of driveway inside the road reserve. A crossover that satisfies every item on the council’s self-assessment checklist needs no permit: check, build to the standard drawing, done. One that misses any item, wrong width, too close to a pit or pole, non-standard geometry, needs the council’s written approval before any work begins, and the application fee is set by the council each financial year.
Two details matter for this site’s work in particular. First, the council’s accepted urban crossover materials expressly include coloured and exposed aggregate concrete, so the decorative finish can run unbroken from the garage to the road edge; raised stamped patterns are not accepted. Second, replacing or modifying an existing crossover counts as construction, so a driveway renewal that changes the crossover’s profile, surface or dimensions is assessed the same way a new one is. The judgement call on which tier your job falls into is made at the site measure and put in writing on the quote.
